Six years ago I took a job managing procurement for a facility maintenance company. I say that not to sound impressive, but to explain why my first reaction to any repair is to build a spreadsheet. I've audited roughly $1.8 million in invoices across hundreds of vendor orders. So when my own garage started falling apart, I should have known better.
The garage door panel was rusted at the bottom, the old epoxy floor coating was lifting in chunks, and the electrician found moisture inside a corroded splice. My first search? How much is a new garage door?
Three local installers gave me quotes in January 2025: $2,180, $2,450, and $2,860 for a basic insulated 9x7 door, installed. That was the line item my brain wanted to chew on. But the door was not the actual problem. It was the visible result of a moisture problem that had been living under the floor coating.
A Garage Door Isn't a Problem, It's a Symptom
When a garage door rusts at the bottom, most people assume the door was cheap or old. Sometimes that's true. But in my case, the damage came from below. The concrete slab had been releasing moisture for years, the coating had lifted, water had no clean path to escape, and the metal door panel sat right in that damage zone.
If I had only replaced the door, I would have bought myself the same failure again. The new door would have been exposed to the same wet environment. The floor would still be chipping and holding moisture. And I would have blamed the wrong product when it did not last.
The Epoxy Floor Coating Wasn't the Real Problem Either
The phrase epoxy floor coating sounds like one product. It is not one product. It is a category that ranges from a thin DIY kit to a complete system with primers, moisture barriers, crack repair, topcoats, and specific cure times.
The old floor wasn't peeling because someone bought the wrong brand. It was peeling because moisture vapor from the slab had been pushing upward for years. Concrete is porous. When a slab sits on damp soil without a vapor barrier, water migrates up. If you put an impermeable coating on that surface before the concrete is dry and stable, the coating becomes the weak point. It blisters, whitens, and eventually lifts.
That is not an epoxy problem. That is a moisture specification problem.
In commercial projects, a flooring supplier will ask for a relative humidity test or a moisture vapor emission test before allowing a coating warranty. In residential garage work, that step usually gets skipped. That step also happens to be where the hidden budget starts.
So when I finally compared full systems for my own 20x20 garage, the quotes were not about a gallon of coating. They included moisture testing, concrete grinding, crack repair, primer, coating, topcoat, and cure time. The difference between a cheap coating project and a floor system that was actually built for the space was several thousand dollars.
Then my wife set a wine glass on the old workbench. She said I want this room to feel like part of the house, not a concrete cave. That was not a technical spec, but it was the right push. The floor had to handle a car, tools, cleaners, foot traffic, and normal household life. Thin one-coat epoxy might look fine in a photo, but it would not survive the way we planned to live in the space.
The Hidden Cost of Confusing Product Categories
The same thinking almost cost me more money in smaller details. There is a saying in procurement: no substitution is free. Every time someone replaces a specified product with something that looks similar, the risk moves from the label to the project.
The first close call was electrical. The damaged splice was in a junction box near the floor, and we were about to build a workbench enclosure over that wall. Once that cabinet was installed, the splice would be very difficult to touch again. The correct product for the connection, according to the spec sheet, was 3M Scotchkote Electrical Coating. It is made for sealing connections against moisture and corrosion. A generic spray from the truck might have saved $20 in the moment, but if that splice corroded again after the enclosure was closed, the repair would have cost much more than the entire electrical material list.
The second close call was tape. I saw a roll of 3M Micropore Tape 1 inch sitting next to the masking supplies. That product is a gentle paper tape designed for medical use. It works well for bandages, skin protection, and light labeling. It is not designed to seal edges against solvents or coatings. It looked low-tack, and that made it seem safe. But it would have allowed liquid to wick under the edge, creating exactly the kind of finish failure we were trying to avoid.
Neither of those moments was about brand loyalty. They were about reading the label and asking what the product is actually designed to do. That is where most hidden project costs live.
When a buyer sees tape, coating, and 3M on the label, it is tempting to think the whole category is interchangeable. It is not. The product name on the box is less important than the intended use case on the technical data sheet.
What I'd Do Differently Next Time
If I were starting the same project again, I would follow the same logic I use at work, but earlier:
- Test the concrete before you price the epoxy floor coating. A moisture test is cheaper than a floor redo.
- Compare systems, not search results. If someone quotes epoxy floor coating, ask them to list the prep, primer, moisture barrier, topcoat, and cure time. If they can't, the quote is incomplete.
- Write down exact product names. If the spec calls for 3M Scotchkote Electrical Coating, don't allow the installer to swap in an unproven alternative. If the tape roll says 3M Micropore Tape 1 inch, remember that it is medical tape, not masking tape.
- Define the use case before you build the spreadsheet. A wine glass on the workbench changed my priority faster than any cost analysis did.
So, how much is a new garage door? For me, the answer was only the visible part of a bigger budget problem. The real cost was hiding in assumptions: that a coating is a coating, that a tape is a tape, and that a cheap first pass cannot create an expensive second pass. I have managed a lot of invoices, but the garage reminded me that in renovation, the cheapest way is almost always to buy the right product once.
